The weather is finally starting to heat up and so is the competition among buyers looking for the right home. Sales across the city are increasing at a higher rate than the number of houses coming to market, creating a more competitive market. In our West End neighbourhood, we are seeing something slightly different with a slight increase in inventory - however, the good news is that there are many motivated buyers in our City, just looking for a great place to land.

  • Sale prices have increased for the 3rd month in a row to the highest point in the past 12 months

  • While inventory has slipped over the past month across the City of Guelph, in our neighbourhood, the # of homes for sale has INCREASED slightly

  • Days on Markest has remained fairly consistent around 1.5 weeks

  • While we are seeing more homes come to market, it is still not at the level we would typically expect for this time of year

  • Across the city buyer competition has been heating up and with ~1 month until the next rate announcement, it may continue until we get more inventory
